Tenant Information:-

References:- Once you have selected a property you would like to rent, we will contact the landlord with your details and any other relevant matters. Once the landlord has accepted your offer, we will carry out individual references for each adult and name them on the tenancy agreement. Clear Residential Lettings will carry out a credit check and an employers reference. In certain cases we may require a guarantor who will also be referenced.

Tenancy Agreement:- Clear Residential Lettings will draw up an Assured Short Hold tenancy agreement and an inventory of the property will be carried out by an independent company. Upon commencement of your tenancy you will need to call into our office and sign the legal paperwork, pay the remaining balance due (see Costs section) and collect the keys to your new home.


Holding Deposit:- Once you have selected a property you wish to rent, a holding deposit (equivalent to the Administration charge) will be taken. This guarantees that the property is held for you and the referencing process can begin. If you decide that you no longer wish to proceed with the tenancy, for any reason, the holding deposit is non-refundable. If the landlord however withdraws the property from the market, your holding deposit will be returned in full.

Upon approval, your holding deposit will be returned, or can be offset against the costs mentioned below.


Your first months rent is payable in advance (ie, the day you move in, or before). Your rent will then become payable on the 1st of each following month. The first months rent will need to be paid using ‘cleared funds’ (ie, a bankers draft, or cash), thereafter, the rental payments will be paid via standing order directly from your bank account.


This will be one months rent + £100.00 (unless informed otherwise prior to agreeing to rent the property). It will be held by Clear Residential Lettings in a TDS authorised account, or by the landlord. (Clear Residential Lettings are members of the Tenancy Deposit Scheme) (the cost of any damage, cleaning required, or unpaid rent will be deducted from the deposit).

Administration charge:-

Clear Residential Lettings do charge a fee to cover the costs of referencing, paperwork, postage and administration involved in setting up the tenancy agreement. This fee is £150.00 (+vat) for 1 adult, or £275.00 (+vat) for 2 adults. In situations where a guarantor is required, our charge per guarantor is £95.00 (+vat) (we don't charge guarantor fees where the tenants are full time students).
