CLEAR was established in November 2006 to provide landlords with an 'A1' service at a set, fair and fully transparent cost and we have since established an excellent reputation based upon honesty, commitment and professionalism. We are the first and only lettings company in the region, to offer a full property management service for a set monthly charge – every other letting agency charge a percentage of the monthly rental achieved (our research shows that the standard monthly management charge in the region is around 13%+ vat).

At CLEAR Residential Lettings we feel that this is unfair and unjust, why should some landlords pay more, just because their properties are worth more in rental income?

We offer a full property management service at a set monthly charge of £60.00 (+vat), so no matter what the rental income achieved, CLEAR Residential Lettings will only charge the set fee (and obviously only from when the property is let).

As well as carrying out a full credit search on potential tenants we also obtain an employers reference and a previous/current landlords reference (we also offer a 'rent guarantee' scheme), so that as a landlord you can have as much peace of mind as possible.

REASONS TO INSTRUCT CLEAR RESIDENTIAL LETTINGS;

1. Our landlord 'set up' charge of £195.00+vat (only payable when tenants take up residency), includes a fully detailed, colour inventory, registering of the tenants security deposit within our regulated 'TDS' account and an exit inspection as standard.

2. We don't charge landlords any 'renewal' fees.

3. We guarantee NOT to charge a 'mark up' to maintenance invoices (copies of invoices are forwarded, attached to the monthly rent statement, for your records).

4. We guarantee to inspect your property every 3 months and provide a written report after EACH inspection.

5. We put huge emphasis on obtaining the 'right' tenants - the first people to express an interest, don't necessarily move in. Tenants HAVE to meet our strict referencing criteria and we simply don't proceed if we have any doubts.

6. You are kept informed of progress EVERY step of the way - we appreciate that COMMUNICATION is a key requirement for landlords and that it is YOUR property!
